Cleaning lead generation
Cleaning lead generation, with the risk on our side
Most lead generation bills you for effort. Hours, reports, impressions, a monthly retainer that arrives whether anything worked or not. We bill for the outcome: a qualified, exclusive lead, or nothing.
In short
Cleaning lead generation is the process of finding businesses that need a cleaning contractor and turning them into named, contactable opportunities. Buzzed Leads runs it as a per-lead service for commercial and janitorial contractors in the United States: we build the target list, run multi-channel outreach, qualify against agreed criteria, and bill only for leads that meet the standard.
- Model
- Pay per qualified lead, not per month
- Channels
- Email, phone and LinkedIn over several weeks
- Data
- Verified property records and tenant directories
- Scope
- Commercial and janitorial only, never residential
- Contract
- No retainer, no minimum, cancel any time
- Risk
- Ours. A lead that misses the standard is not billed.
The five ways a cleaning company gets leads
Before comparing providers it helps to be clear about what you are actually choosing between. There are five, and each fails in a different way.
| Approach | What you pay for | Where it breaks |
|---|---|---|
| Word of mouth | Nothing directly | You cannot turn it up when you need it |
| Marketing agency | Hours and reports, on retainer | You pay in full whether or not it works |
| Lead marketplace | A shared enquiry | Three to five of you bid, price wins |
| In-house cold caller | A salary | Slow to start, quick to burn out, takes the list |
| Pay per lead | A delivered, qualified lead | Only works if the standard is enforced |
That last row is the one worth interrogating. Pay-per-lead is only better than the others if the definition of a lead is strict and the provider carries the cost of getting it wrong. Without both, it is a marketplace wearing a nicer name.
How the process actually runs
- Define the boxYour service area, your minimum job size, the building types your crews handle, and anything you refuse. This is the single most important conversation and it takes about twenty minutes.
- Build the listVerified property records and tenant directories, filtered to that box. Not a purchased list — a built one, specific to your market.
- Run outreachEmail, phone and LinkedIn across several weeks. Every message is written for the building type. Nothing is copy-pasted, because copy-paste stopped working years ago.
- Qualify hardFour bars: decision authority, a live reason to switch, inside your size and area, and agreement to a walk-through. Interest alone fails.
- Deliver and learnThe lead reaches you within minutes with the full record. Then we ask what happened to it, and aim at more of what you win.
Why we do not touch residential
Residential and commercial cleaning look adjacent and behave nothing alike. Residential is a fast, low-value, emotionally driven purchase with a short lifespan. Commercial is a slow, contracted, budgeted purchase that recurs for years.
Everything downstream differs — the data sources, the outreach channels, the qualifying questions, the timing signals. A provider claiming to do both well is usually doing one properly and reselling the other.
We also stay away from one-off post-construction cleans for the same reason. Big ticket, no recurrence, and it teaches the targeting nothing about the contracts you actually want.
What to ask any lead generation provider
Ask these five, in this order, of anyone selling you cleaning leads. Including us.
- How many other companies receive this lead? If the answer is anything but one, everything else is secondary.
- What exactly makes a lead qualified, and will you put that definition in writing before I pay?
- What happens when a lead does not meet it, and who decides — you or me?
- How many cleaning companies do you already work with in my metro?
- What is my commitment, in months and in dollars, if this does not work?
A provider that answers all five plainly is worth a trial. One that gets vague on the first or third is telling you something.
A provider builds a list of target buildings in your service area, runs outreach across email, phone and LinkedIn to reach the person who controls the cleaning contract, and qualifies the ones showing a live reason to switch. The qualified contacts are handed to you as leads. Whether that is worth buying depends entirely on how strictly 'qualified' is defined and whether the lead is exclusive to you.
