Before anything: the twenty-minute brief
Everything downstream depends on this conversation, and it is short. We need four things from you, and each one is a filter we apply to every building afterwards.
- Your true service radius — the distance a supervisor can cover twice a week without wrecking their day, not the distance you would drive for a dream contract.
- Your minimum job size, below which mobilisation and supervision make a contract not worth having.
- The building types your crews are genuinely set up for, and the ones you would rather not see.
- Anything that disqualifies you outright: labour agreements, clearances you do not hold, hours you cannot staff.
Step 1 — We build your list from buildings, not companies
Commercial cleaning is bought at the building. Starting from company lists gets you head offices and the wrong contacts, so we start from verified property records and tenant directories and work down to the site where the work actually happens.
That list is then filtered against your brief before a single message is sent. Buildings outside your radius, under your minimum, or of a type you do not want never enter the sequence.
Step 2 — Multi-channel outreach over weeks, not one call
Facility managers are interrupted all day and are not waiting for anyone's call. Reaching them reliably takes email, phone and LinkedIn in a planned sequence across several weeks per target.
Messages are written for the building type. What gets a plant manager's attention is not what gets a practice manager's, and nothing is copy-pasted — a generic message is worse than no message, because it burns the contact for the next attempt too.
Step 3 — Four bars, all confirmed before you are billed
This is the part that decides whether any of the rest is worth paying for. Interest alone does not clear it.

Step 4 — Delivery within minutes, with the full record

Nobody else receives that lead. Not at the same time, and not resold later.
Step 5 — We ask what happened, and aim at more of what you win
Cost per lead is roughly flat over time. Cost per contract won should fall, and it only falls if we know which buildings your team actually converts.
So we ask for outcomes on every lead — won, lost, and why. It is a small ask and it is the entire compounding mechanism. A client who reports outcomes gets sharper targeting inside a couple of months; a client who does not gets the same targeting they started with.
