Commercial cleaning leads
Commercial cleaning leads that are yours alone
We find building managers who are actively unhappy with their cleaner, confirm they fit your area and your minimum job size, and send them to you. One company gets each lead. You pay for the lead, not for a retainer.
In short
A commercial cleaning lead is a named decision maker at a business property who is actively looking to replace or appoint a cleaning contractor. Buzzed Leads sells them one at a time, exclusively, with the building's size, current cleaner, contract end date and reason for switching attached. There is no retainer and no contract.

What actually counts as a commercial cleaning lead
The word gets stretched to cover almost anything. A form fill on a directory site is called a lead. So is a scraped list of property managers. So is a name someone typed into a webinar sign-up. None of those is a buyer, and paying for them is how cleaning companies come to believe lead generation does not work.
We use a narrow definition, and we bill against it. A lead has to clear four bars before it reaches you.
- A real decision makerThe named contact either signs the cleaning contract or directly recommends who does. Not a receptionist, not an info@ inbox, not a junior who has to go and ask.
- A live reason to switchSomething is wrong now, or ending now. Missed cleans, restroom complaints, a contract expiring, a new site opening, a landlord changing hands. Vague future interest is not a reason.
- Inside your boxThe building sits in the service area you gave us and is at or above the minimum job size you told us is worth your time.
- Willing to meetThey have agreed to a walk-through or to receive a quote. You are booking a time, not selling a meeting from cold.
What arrives with every lead
A name and a phone number is not enough to price a job or open a conversation. Each lead arrives as a record, and every field on it is something you would otherwise spend a call finding out.
| Field | Why it changes your call |
|---|---|
| Decision maker and direct line | You reach the person who can say yes, not the front desk. |
| Square footage and building type | You can price the job roughly before you drive out. |
| Current cleaning contractor | You know exactly who you are replacing and how they sell. |
| Contract end date | You know whether this is a 30-day conversation or a 90-day one. |
| Reason they are looking | That is your opening line, in their words. |
| Scope they want quoted | Nightly, floor care, supplies, day porter — so your estimate covers the right work. |
| Approximate current spend | You know whether the job is worth bidding before you write the quote. |
| Availability for a walk-through | You are picking a slot, not persuading them to give you one. |
If any of that is wrong, the lead has not met the standard and you do not pay for it. Tell us within five business days and choose a replacement or a refund.
Why exclusivity is the whole argument
Most places selling commercial cleaning leads sell the same enquiry to three to five contractors. That is not a flaw in their model, it is the model — their revenue per enquiry multiplies while their cost stays flat.
What it does to you is straightforward. Five bidders on one building turns a scope conversation into a price auction. The winner is whoever is most willing to be wrong about their labour cost. If you have ever won a contract you later wished you had lost, that is where it came from.
- Every lead we deliver goes to one cleaning company and is never resold, in any form, at any later date.
- We cap how many cleaning companies we work with in each metro, so our own clients are not bidding against each other.
- We tell you your metro's status before you commit. If it is full, we say so rather than take your money.
What commercial cleaning leads cost
There is no single public rate, and any provider quoting one without asking where you work is quoting an average, not your price. A 200,000 sq ft industrial lead in a thin market takes far more work to find than a 20,000 sq ft office lead in a dense one. It is also worth considerably more to you.
So we price per market and quote you a number before you commit to anything. Two things move it: how tight your service area is, and how high your minimum job size sits.
Who this works for, and who it does not
It is worth being direct about this, because the wrong fit wastes your money and our time.
| Good fit | Poor fit | |
|---|---|---|
| Capacity | You could take on more buildings tomorrow | You are already at the limit of your crews |
| Speed | Someone can call a new lead within the hour | New enquiries sit until end of week |
| Work type | Recurring nightly or scheduled contracts | One-off post-construction or residential |
| Sales | Someone competent runs the walk-through | Nobody owns closing |
Speed is the one that surprises people. Response time moves close rates more than almost anything else you control. If your team genuinely cannot call inside the working day, tell us on the first call and we will slow delivery to match rather than let leads go cold and then argue about quality.
There is no fixed public rate. Price is set per metro and depends on how tight your service area is and how large your minimum job size is, because both change how much work it takes to find a lead that fits. We quote your number on the first call, before you commit to anything, and you pay per delivered lead with no retainer and no minimum volume.
