Single-tenant and multi-tenant offices are different sales
They look identical from the street and behave nothing alike once you are inside the deal. Getting this wrong is the most common reason an office bid stalls.

What hybrid working did to office cleaning specs
Most office contracts written before 2020 assumed five-night occupancy. A large share of offices are now genuinely busy three days a week, and the cleaning spec has not caught up.
That is an opening, and it is a better one than price. A manager paying for five nights on a building that is dead on Mondays and Fridays is spending money they can visibly redirect. Rebuilding the spec around actual occupancy — fewer full nights, more day-porter presence at peaks, unchanged restroom frequency — often lets you deliver a better-looking building for the same money.
How office cleaning is priced, and where bids go wrong
Almost all office work prices from square footage, but the gross figure on the lease is not the number that matters.
- Cleanable square footage, not gross. Lifts, plant rooms, risers and unoccupied floors are not cleaned and should not be priced.
- Density of partitioned space. A hundred cellular offices take far longer than an equivalent open floor.
- Nights per week, and whether restrooms need daily service on non-clean nights.
- Whether consumables are in scope. Supplies inside the rate look cheaper per square foot and are where thin bids quietly lose money.
- Floor mix. Carpet, hard floor and any specialist finish carry different periodic costs.

Whatever you tell us is worth your time. Most operators set a minimum somewhere between 15,000 and 30,000 square feet; above roughly 150,000 the buyer is usually a portfolio or procurement team and the cycle lengthens considerably.
