Post-production houses, studio support offices and creative space have unusual hours, restricted access and a real intolerance for crews wandering into a space where something is being edited or shot. Contractors who can staff to that discipline face less competition than the square footage would suggest.

- Routing is the entire business. Downtown to the South Bay in traffic is not a second building on the same run, and a contract won across two submarkets can quietly consume a crew.
- Parking and loading access downtown are constrained enough to change what a crew covers in a shift. Buildings that provide crew parking are worth materially more to you than ones that do not.
- Drought and water restrictions affect exterior and hard floor programmes in ways contractors from wetter states do not plan for.
- Labour competition is intense across the whole basin, and staffing at the rate you assumed is harder here than the bid suggests.
